Non-specialized Realtors apply the traditional processes of real estate in divorce transactions— and that doesn’t work.

How it all began…

My first experience with divorce real estate was when I was personally going through my own divorce. Since I owned a home from before the marriage, I wanted to better understand the ins and outs of how this process would unfold.  I happened to see an advertisement to become a Certified Divorce Real Estate Agent, I signed up right away.  It turns out, I was the one of the first in the nation to get certified. 

My personal divorce wasn’t the easiest and we got close to trial near the very end.

I suggested my ex and I meet for coffee and we use some of the processes I had learned while getting my training to see if we could avoid trial (and the expensive trial retainers of over $10K each).  In 2 coffee meetings, we had figured out everything and only had to send to the attorneys to put into writing.

What a relief. This was when I knew that this was an important element of the business to focus on for people who are going through the exact same thing.

Not only had it worked, it had saved both of us thousands of dollars in attorney fees.  

Once the divorce was over, I started really building this service as part of my practice.  That was 5 years ago.  Today, complex family law matters represent over 25% of my annual business each year.

From my extensive training and first hand experience, I have learned that there is definitely a need for this kind of service. 

And agents who lack vital experience are not trained nor want to get involved with the potential ugliness of divorce cases.  We do this to ensure full transparency and open communication with all parties so that everyone has confidence that all decisions are mutually beneficial.

It benefits everyone to use a neutral, highly-trained realtor who can handle the sale while things are at their worst.  Then, you can focus on starting the next chapter of your life.

How we start our
divorce listing intake process

We start off by talking to each person individually.   I have found there is often 2 very different perspectives of the situation so I want to hear directly from each person.

Then a 15-20min walkthrough video of the property is made to document its current state.  It’s possible that both parties haven’t seen the home for months or even years.  This allows both parties to have a full understanding of the homes current situation.

Next a 2hr meeting is scheduled with the spouse not living in the home to go over recommended repairs, pricing, personal property, and arrangements.  Since I’ve already met with the person living in the home, I want to alternate who I am meeting with to keep me in a neutral position.

We then schedule a 2hr meeting to discuss those same topics with the spouse living in the home.  We have a printed agenda at these meetings so we are discussing the same topics with both parties.

From those 2 meetings, we will craft a tailored course of action for what the next steps are based on what we’ve heard and the court documents we receive. Each case is different so I can’t accurately prescribe until I’ve got a full understanding of the situation.

conflict divorce.

This case was high conflict with domestic violence.  I was recommended by the husband’s attorney as a neutral. The wife didn’t have an attorney and she was nervous about anything his attorney suggested. She agreed to at least talk with me over the phone and eventually decided to hire me and my team.
